An office move is not simply a larger home move
The rules are different, and so is the work. Residential movers bring trucks, crews, and boxes. Commercial movers working in occupied office buildings need a Certificate of Insurance that the property manager will actually accept, a reserved window on the freight elevator, a strategy for equipment that can't simply be carried down a staircase, and a timeline planned around a business that must open on Monday morning.
Most online moving directories list office relocation as a checkbox beside "residential" and "long distance." It isn't a checkbox. Commercial moves come with their own vetting questions, their own insurance calculations, and their own ways things go wrong: a crew arrives without the coverage documentation the landlord requires, a data closet gets packed by workers who follow no chain-of-custody protocol, a lease restoration clause produces a bill no one planned for. Three things distinguish a commercial relocation from a residential one
All three matter before any box is packed.
The building itself comes first. Most office buildings require movers to maintain general liability coverage, typically between $1 million and $2 million per occurrence, with higher amounts sometimes required for high-rise or Class-A properties. The landlord must also be named as an additional insured on a Certificate of Insurance filed ahead of time. If building management doesn't have that COI on record, the loading dock stays locked on moving day — regardless of what the moving company has already agreed to with the tenant.
Equipment is the second factor. Home moves almost never involve server racks, but office moves often do. Servers, storage arrays, and networking equipment react badly to vibration, static, and temperature shifts. Moving them properly requires documented chain-of-custody handoffs and climate-controlled transport — wrapping them in blankets and hoping isn't a plan.
Time is the third. A family can generally relocate over a weekend without losing money. A company can't — every employee who can't locate a desk, files, or a working network connection represents lost productive hours. That's why after-hours and weekend scheduling, phased relocations, and IT failover planning appear constantly in commercial moving, yet barely register in residential guides.

IOMI certification vs. a general moving company
The two get confused constantly. A general moving company transports belongings from one address to another — it's licensed (interstate movers must hold FMCSA operating authority) and priced by crew hours, distance, and truck space.
